Location / Directions
Ideally located 19 miles SW of George West, Texas in the famed “624 Corridor”. The entrance to Salarita North is located on F.M. 624 approximately 4 miles east of the intersection of F.M. 624 and HWY 59. Corpus Christi is a quick 45-minute drive to the east and San Antonio is only 1 ½ hours north.
Airport facilities capable of handling jets can be found in Alice, Texas 35 minutes away. Live Oak County Airport near George West, Texas is 30 minutes to the north and can handle big turboprops and lighter aircraft.
Area Description
Live Oak County, Texas was formed from parts of San Patricio and Nueces Counties in 1856. The county’s name is derived from the large Live Oak trees that thrived in the area. Early settlers, primarily farmers and ranchers, relied on hunting and raising livestock for survival. Oakville was the initial county seat, but the county seat was later moved to George West.
Located in central Live Oak County, the city of George West was founded 1913 by George Washington West, rancher and civic leader, who secured a railroad route through Live Oak County and provided several municipal buildings and plots for others. Becoming the county seat in 1919, the city was a major market and shipping point for cattle and cotton (Texas State Historical Marker).
Big, sprawling landholdings are found in this part of Live Oak County, some exceeding 25,000 acres. The well-known author/writer J. Frank Dobie and multiple-time World Champion All-Around Cowboy Phil Lyne are two of the most famous Live Oak County natives!
Terrain / Vegetation & Soils
Some of the characteristics found here are beautiful rolling terrain with over 100’ of elevation change, deep sandy loam soils, multiple fertile creek bottoms, big original growth native brush with multiple areas that are roller chopped. The roller chopped areas total approximately 450-500 acres and are scattered throughout the property. The combination of highly productive soils and brush species such as Granjeno, Basil, Lime Prickly Ash, Guajillo, Prickly Pear, Catclaw, Kidney Wood, Blackbrush, and Acacia to name a few, make for ideal wildlife habitat.
Bull Mesquite trees are prevalent all over the ranch along with numerous Anaqua, Hackberry, and a healthy population of Coma trees.
Grasses at the Salarita Ranch North are a mixture of native curly mesquite and introduced Buffel grass in strategic areas. These grasses provide excellent cover for quail and make possible some of the best livestock grazing for cattle.
While most of the big hills here are sandy loam, there is a large caliche mountain on the easternmost fence line offering future income potential for the new owners. This material is of a high grade and makes for excellent road base.
Water Wells, Distribution Systems & Stock Tanks

By using the Conservation Option, Level III MLDP program, supplemental feeding of cottonseed, providing ample water sources and allowing bucks to grow old, the results are fantastic.
An even more rare characteristic of the Salarita Ranch is the 100% native deer herd that has consistently produced bucks scoring over 190”s with a few that have topped 200 inches B&C!
There are currently (8) 650# Stand and Fill corn feeders, multiple cottonseed baskets, and (2) new 5’x7’ Texas Wildlife Supply tower stands on the ranch.
When it comes to wing shooting for doves, turkey and quail, a better ranch will be hard to find. Construction of multiple new stock tanks and water troughs, quail waterings, and sculpting of many “brushy” areas with a roller chopper, have produced a spectacular wildlife environment. Just driving down the main road provides an experience like being on a South Texas Safari! Numerous coveys of quail, turkeys, and dozens of whitetails are the common sightings.
